What is Broker Solutions?
Broker Solutions is an independent firm that helps commercial property management companies meet state licensing requirements by providing access to designated brokers in all 50 states. We oversee all aspects of licensing and compliance.
What types of companies does Broker Solutions serve?
Broker Solutions serves multi-state and nationwide commercial property management companies with multi-family properties of 50+ units. Although we may consider other assignments on a case-by-case basis, we do not work with single-family residential property managers, vacation rentals or serve as the designated broker for traditional real estate brokerages—residential or commercial.
What is a Designated Broker?
A Designated Broker—also called Broker of Record, Principal Broker, Broker in Charge, or Qualifying Broker depending on the state—is the legally responsible person for a property management firm’s real estate activities. They ensure the company complies with all licensing laws, supervises licensees, and maintains firm eligibility with the state real estate commission.
What services does Broker Solutions provide?
- Match you with licensed brokers in states you operate
- Perform compliance assessments and due diligence
- Submit new license applications and renewals
- Grant access to proprietary software to track compliance
- Offer ongoing supervision, audits, and updates
How many states does Broker Solutions cover?
Broker Solutions operates in all 50 states, and can assist property management companies with multi-state or nationwide growth.
What is enCompliance™?
enCompliance™ is our proprietary software that helps track and manage licensing, supervision, renewals, regulatory updates, and documentation across all states in one centralized dashboard.
Do we need Broker Solutions in every state we operate?
No. You can use Broker Solutions in just the states where you need coverage. If you already have proper licensing in some states, Broker Solutions can just help you supplement states where you lack a Designated Broker. We can also serve as your company's Associate Broker in states where you can’t afford to have any interruption of business if anything happens to your current Designated Broker. Already being licensed with your company as an Associate Broker would allow us to immediately assume the role of Designated Broker in case of emergency. Think of this as an insurance policy or succession plan for your company.
Are there any long-term contracts?
No. Broker Solutions operates on a month-to-month basis with no long-term contracts. You can add or remove state coverage, properties, or branch offices anytime without new agreements.
How does Designated Brokers reduce compliance risk?
To help your company avoid costly violations, penalties, and regulatory delays, we offer:
- Proactive internal audits
- Supervision plans and documentation
- Ongoing legal updates
- Renewal tracking
- Full visibility into your compliance status
How quickly can Designated Brokers get licensed in a new state?
Most states can be activated within 1-2 weeks through our established broker network. Unlike starting from scratch, our qualified brokers are already licensed and ready to serve as your Designated Broker immediately upon agreement execution.
What happens to my existing broker relationships?
We work with you to create a smooth transition plan. You can choose to transition all states at once or phase the transition over time. We handle all the paperwork and regulatory filings to ensure you don’t experience any operational disruption.
How does enCompliance™ integrate with my systems?
enCompliance™ is designed as a standalone platform that doesn't require integration with your existing property management software. You'll receive secure login credentials to access real-time compliance dashboards and reports for all your states.
What if we need support outside business hours?
Our 24/7 client service hotline (1-800-737-4152) connects you directly to compliance professionals who can address urgent issues any time of day. Compliance emergencies don't wait for business hours, and neither do we.
How much can I save compared to my current broker relationships?
Most of our clients save up to 50% compared to managing individual state brokers. The exact savings depend on the number of states you operate in, the number of units in each state's portfolio and current level of compliance, but our volume pricing model consistently delivers significant cost reductions while improving service quality.
I see you have a broker network for some states. What is that?
There are 12 “single-entity” states in the U.S., which means that a broker can only be a Designated Broker for one real estate company at a time. In order for us to serve multiple clients on a nationwide basis, we have built an invite-only network of licensed brokers in these 12 states who can serve as your Designated Broker.
How do you select brokers for your network?
For “single-entity” states, our network brokers are hand-selected and rigorously vetted. Joining our network is by invitation only and reserved for full-time professionals with an average of 10+ years experience. Trained for speed, accountability and compliance, each broker in our network is ready to deliver an exceptional client experience.
